                <title>تجربه وام مسکن نخبگان در سال 1401</title>

                <description>سلام، بنده میخوام در این نوشتار تجربه خودم رو از دریافت وام مسکن نخبگان و شرایط اخذ آن در سال 1401 بگم. چون میدونم در این مورد اطلاعات بسیار اندکی وجود داره و شاید بتونه کمکی برای نخبگان عزیز در این شرایط باشه.جهت دریافت وام مسکن بنیاد نخبگان باید ابتدا در یکی از طرح های شهید رهنمون یا تهرانی مقدم برگزیده بشید. برای اینکار باید در سامانه سینا به آدرس https://sina.bmn.ir/ مراجعه کرده و برای یکی از این دو طرح تقاضا بدید و امتیازات لازم را بیاورید. جهت اطلاع از شرایط طرح تهرانی مقدم به این لینک مراجعه بفرمایید. جهت اطلاع از شرایط طرح رهنمون به این لینک مراجعه کنید.بنده ابتدا برای طرح رهنمون تقاضا دادم که متاسفانه این طرح یکهو متوقف شد و با پیگیری های متعدد از طریق بنیاد نخبگان درخواست بنده از رهنمون به تهرانی مقدم تغییر کرد و پس از گذشت دو هفته امتیازات بنده در کارگروه بنیاد بررسی و تایید شد و بنده برگزیده طرح تهرانی مقدم شدم و پس از برگزیده شدن باید در سامانه بنیاد نخبگان (سایت سینا) درخواست وام مسکن نخبگان بدید.پس از گذشت یک یا دو هفته در سامانه براتون اطلاع رسانی خواهد شد که واجد شرایط این وام هستید و معرفی نامه براتون میزنن به بانک عامل.نکته بسیار مهم: در هنگام تقاضا برای وام خرید مسکن بنیاد نخبگان در قسمت توضیحات درخواست خود بنویسید که قصد دارید به بانک مسکن معرفی شوید. چرا که بهترین شرایط دریافت وام را این بانک داراست و بانک های دیگر مانند تجارت شرایط بسیار سختگیرانه ای دارند و ضامن و مبلغ مورد نیاز برای خرید خانه که توسط شما باید ارایه گردد، بسیار زیاد خواهد بود.پس از معرفی شما توسط بنیاد به بانک مسکن در ابتدا به  مدیریت شعب بانک مسکن در استان خود معرفی خواهید شد و سپس می توانید با مراجعه به مدیریت شعب می توانید شعبه خود را برای دریافت وام تعیین کنید.نکته مهم: از مدیریت شعب درخواست کنید نامه شما را به بانکی بزند که آشنا یا پارتی دارید ( شرایط ضامن را تا حد زیادی ریس شعبه بانک تعیین می کند، پس هر چقدر آشنایی بیشتری داشته باشید، بهتره) اگر هم آشنا ندارید به چند شعبه سر بزنید و با ریس شعبه صحبت کنید اگر شرایط شون خوب بود درخواست بدید به اونجا ارجاع داده بشید.پس از ارجاع پرونده تون به شعبه، از شما درخواست تکمیل مدارک می کنند.در این حالت شما باید مدارک هویتی، شغلی و ضامنین خود را به بانک معرفی کنید و سپس کپی پایانکار و سند مالکیت یک ملک که عمر مفید آن حداکثر 25 سال باشد به بانک معرفی کنید.( نکته مهم: ملاک تشخیص عمر خانه پروانه اولیه ساختمانی آن می باشد و حتما دقت کنید که پروانه ساختمانی زیر 25 سال باشد وگرنه به آن وام تعلق نمیگیرد.)از ما برای ضامن، یک نامه کسر از حقوق 5 تومنی و یک چک 600 میلیونی ضمانت اخذ شد و در واقع دو ضامن دریافت کردند.( در سال 1401 مبلغ وام 600 میلیون تومان بود)بهتره ابتدا ملک را قولنامه نکنید و کپی سند و پایان کار آن را به بانک ببرید و تایید اولیه رو بگیرید و سپس قولنامه کنید و به بانک جهت ارجاع به کارشناسی ملک ببرید.پس از تایید ملک توسط کارشناس بانک و تکمیل مدارک شما، به محضر معرفی خواهید شد و پس از انتقال سند شما به بانک مراجعه میکنید به همراه فروشنده جهت دریافت مبلغ وام.( وام خرید مسکن فقط در وجه فروشنده پرداخت خواهد شد و به دست متقاضی وام داده نمی شود)مدت زمان لازم برای دریافت وام:از زمان تقاضا برای طرح های بنیاد تا معرفی به بانک عموما بین یک تا 2 ماه زمان می برد و پس از مراجعه به بانک تا دریافت وام شما بستگی به تکمیل مدارک شما دارد( یعنی می تونید خیلی سریع مدارک هویتی و شغلی و ضامن خود را ببرید و تکمیل کنید) و پس از بردن سند و پایان کار یک ملک به بانک جهت کارشناسی ظرف دو هفته مبلغ وام پرداخت می شود( برخلاف وام های اوراق دار بانک مسکن که یک ماه زمان خواهد برد) حدود یک هفته زمان می برد کارشناسی ملک انجام شود و یک هفته هم کارهای محضر  و انتقال سند.مبلغ وام در سال 1401 به میزان 600 میلیون تومان بود و باید وام حداقل به ارزش 80 درصد ملک باشد یعنی در این حالت حداقل ارزش ملک باید 800 میلیون تومان به صورت حدودی باشد تا بتوانید کل مبلغ 600 میلیون تومن را دریافت کنید.مدت زمان بازپرداخت وام بین 12 تا 20 سال است و بستگی به عمر مفید ساختمان دارد، عمر مفید از نظر بانک ها عموما 40 سال است و خب اگر خونه ای با عمر 10 سال معرفی کنید می تونید تا 20 سال مدت بازپرداخت را طول دهید و هر چقدر عمر کمتر، بازپرداخت کمتری دارید.نرخ سود بانک برای این وام 18 درصد سالیانه می باشد.بنده درخواست کردم بازپرداخت وامم 15 ساله باشد و مبلغ بازپرداخت ماهیانه بنده 9/700/000 تومن شد.هر چقدر بازپرداخت طولانی تر شود، مبلغ کمتری هر ماه برای اقساط می پردازید و هر چقدر مدت مدت زمان کمتر باشد ، مبلغ بیشتری می پردازید برای بازپرداخت وام خود. مثلا در مورد بنده به جای رقم بالا در حالت 12 ساله باید حدودا 10/5000/000 بازپرداخت میکردم.برای دریافت این وام حدودا باید بین 1 تا 2 میلیون تومان هزینه کارشناسی بدید و ضمنا در محضر برای سند رهنی که باید سند منزل را در رهن بانک ببرید برای دریافت وام حدودا بین 15 تا 25 میلیون تومان هزینه کنید اما کل مبلغ 600 میلیون تومان را به فروشنده پرداخت می کنند.سند خونه نباید به نام شما و وابستگان درجه یک شما باشد یا از طرف آنان به شما منتقل گردد. برای خرید مسکن نیز باید حتما سند 6 دانگ داشته باشد و نمی توانید با آن زمین و پیش فروش یا ... خریداری نمایید.لازمه بگم که مبلغ وام هرساله براساس تورم یک تغییری می کند و سال آینده احتمال زیاد بیشتر از 600 میلیون تومن خواهد شد. شرایط این وام تا حد زیادی مانند وام های بدون اوراق بانک مسکن می باشد و تنها مزیت هایی که این وام برای نخبگان دارد،آن است که نیازی به صبر کردن جهت فرا رسیدن نوبت شما نمی باشد و نیازی به تهیه اوراق و هزینه برای آن ندارد و مبلغ آن نسبت به وام های عادی مسکن بیشتر بوده و فقط به فرد نخبه اعطا می شود در حالی که وام های عادی مسکن رو زوجین باید با همدیگر تهیه کنند.در انتها هر
